Between buying land and starting construction, there are usually three lost years.
Our goal is to minimize the period (usually 3 years) between land acquisition and entering the construction site.
Invest Solutions does not sell "raw" land assets. We offer projects with already formed concept, analytics, development strategy, and future implementation logics.

A developer who buys "raw" land usually spends two to three years bringing it to the construction-ready stage. During this entire period, the invested capital does not work. Invest Solutions completes this stage before the project enters the market.

Concept
We analyse each land plot individually — geology, accessibility, surroundings, and demand. Then we define the scenario that delivers the best result for that specific land. In case a territory has several strong scenarios, we prepare alternatives with different margins and payback periods.

Approvals & Documents
Preliminary approvals with the Ministry, obtaining urban planning parameters, and engineering research. Where the concept is clear, we bring the work to the building permit stage. In case of several scenarios are possible, we stop earlier — so as not to limit the buyer's options.

Infrastructure
Roads, electricity, water, and sewage. When the work is completed, the developer enters a ready site. In case the work is still in progress, there is a clear plan and timeline. The infrastructure strategy is an integral part of the concept stage.

Marketing & Packaging
Visual identity, website, social media, renders, sales materials, and financial model. The level of detail is agreed with the buyer — from a basic package to a full set of materials for launching sales at the excavation stage.

Invest Solutions was founded by two people with University Degrees in Law educational background and many years of experience in related fields.
